Maven acquires multi million pound industrial portfolio in Dorchester

Our latest joint venture with Colmore Capital, purchases eight fully let industrial units in Poundbury West Industrial Estate, Dorchester, in an off-market transaction.

We are delighted to announce a joint venture with Birmingham based Colmore Capital to acquire eight fully let industrial units in Poundbury West Industrial Estate, Dorchester, in an off-market transaction.

The portfolio totals over 46,000 sq ft of trade counter and light industrial space and is fully occupied by nationally recognised tenants including Travis Perkins, Toolstation and Howdens. This provides a strong covenant profile, resilient income and attractive reversion, with the acquisition achieved at a capital value materially below reinstatement cost.

Located on a well‑established suburban estate northwest of Dorchester, the properties benefit from direct access to the A35 and excellent connectivity via the A37 to the wider strategic road network. The estate is situated within a key industrial hub serving the broader Dorset region, where sustained occupier demand and constrained supply continue to support rental growth.

The regional light industrial market is characterised by low vacancy rates, limited modern stock and firm, rising rents, driven by ongoing demand from logistics, manufacturing and local service operators.

Through the joint venture, Maven and Colmore intend to enhance both income and capital value via active asset management, including progressing live rent reviews, undertaking selective lease regears and implementing EPC improvements.

This marks the third transaction completed together, following last year’s acquisition of a multi‑let industrial portfolio in Willenhall, Wolverhampton. The partnership continues to target well‑located regional industrial assets that offer value‑add potential and strong underlying income characteristics.
