Maven Property has completed the final sale from its Paradigm Portfolio, following the disposal of four properties at Nova Technology Park, north of Glasgow city centre, delivering a total return of 2.5x and IRR of 18% p.a. for investors.
The portfolio, which comprised 14 commercial properties, including office and industrial assets, was located in Glasgow and its surrounding areas. Since Maven acquired the portfolio, in conjunction with Paradigm Property Consultants, who were retained as Asset and Property Managers, it has overseen an active asset management programme, navigating a challenging period for the out-of-town office and regional market while executing a phased disposal strategy to maximise value.
Each asset was sold progressively over the life of the investment, generating total proceeds of £20 million and above the forecasted return. The final phase of the strategy centred on the sale of the remaining properties at Nova Technology Park. Prior to disposal, Maven completed a series of targeted asset management initiatives across the park, including lease extensions, new lettings and selective capital expenditure, improving income levels and security and enhancing the overall investment profile.
Throughout the investment, the portfolio maintained a strong tenant base and rent collection, with leverage reduced to low levels ahead of exit. The strategy was executed against a backdrop of evolving occupier demand and shifting investor sentiment within the regional office market, which underscored the importance of Maven’s and Paradigm’s approach to proactive asset management and disciplined capital allocation.
